OVERVIEW
Mashpee Commons is a nationally recognized mixed-use community and commercial destination in Mashpee, Massachusetts. Family-owned and operated by the Chace family, the development will celebrate its 40th anniversary in 2026. Widely regarded as a pioneering example of New Urbanism, Mashpee Commons integrates residential, retail, office, civic, and entertainment uses within a walkable village environment.
Today, Mashpee Commons is home to more than 100 retail stores and restaurants, over 70% of which are locally owned small businesses, as well as a post office, library, and church. The property currently includes 77 residential units, with an additional 54 units scheduled for occupancy in 2026 and further residential expansion planned. The Commons serves as both a community gathering place and a major economic driver for the Upper Cape region.
CHALLENGE
Pierce-Coté / Regan Communications was engaged in late 2020 to support Mashpee Commons during a critical period of planned growth and redevelopment. At the time, the client was pursuing a significant long-term residential and commercial expansion through a development agreement involving the Town of Mashpee and the Cape Cod Commission.
While the original tri-party agreement was ultimately dissolved, Mashpee Commons continued to advance strategic growth initiatives, including new housing development under Chapter 40B. Throughout this process, the organization faced organized opposition from a small but vocal group of residents opposed to additional development, including projects proposed on commercially zoned land.
To support future growth objectives, Mashpee Commons needed to strengthen public awareness of its economic, social, and community contributions while reinforcing its reputation as a responsible neighbor, community partner, and regional destination.
STRATEGY AND EXECUTION
Pierce-Coté / Regan Communications developed and implemented a comprehensive, year-round public relations and community engagement program designed to elevate the visibility of Mashpee Commons and build positive public sentiment among residents, stakeholders, and decision-makers.

The newest residential expansion, Merchant Hill—a 54-unit residential community for which Pierce-Coté / Regan Communications developed the name and branding—is scheduled to welcome its first residents in September 2026.
In addition, recent data presented by the Cape Cod Chamber of Commerce identified Mashpee Commons as the second most visited destination on Cape Cod, ranking behind only the Cape Cod National Seashore. This distinction underscores the property’s significance as both a regional economic driver and a premier destination for residents and visitors alike.
